
This service is an independent analysis of market conditions and other significant market factors that allows clients to make informed decisions prior to acquiring a specific community, developing a new community or investing in a new market. The scope of this service includes meetings with chamber of commerce, economic development agency and city and county planning officials to gain a clean understanding of the current business climate and future expansion plans. We evaluate the local employment picture by obtaining historical employment and unemployment statistics and data on major job classifications. We visit local manufactured home communities, take photographs and prepare an overview of each community and an extensive rent study including reports sorted by number of homesites, occupancy and high to low rents. We meet with local manufactured home retailers to obtain a profile on their "typical" customer and learn about the style and type of homes being purchased and preferred neighborhoods and communities selected by the customers. We meet with local real estate brokers and obtain statistics about the single family housing market and we gather information about the local apartment market. We summarize our findings and prepare recommendations. Once the community is under contract, we can perform the financial due diligence including a review of the seller's accounting records.
